Target Market

The target markets will be secondary markets in business-friendly states along the eastern and southern corridors. We will target areas with strong fundamentals and growth trajectory based on strong supporting data. We will likely limit our search to 3 markets, to maintain consistency with our thesis, strong relationship growth within our select markets, and to develop scale effectively and efficiently without the increased cost of dividing management between regions and local partners.

Our major thesis is infrastructure. Approved $1.2T in the infrastructure bill. We believe major dollars will be deployed into select markets with strong fundamentals and economies that revolve heavily around infrastructure, through data expansion, transmission line expansion, and port expansion.

Investment Strategy

At St. James Real Estate Ventures, we pursue a disciplined, fee-light strategy designed to maximize investor alignment. With a 60/40 LP to GP split and modest acquisition fees, our structure ensures that capital partners participate meaningfully in upside while benefiting from operational rigor and risk-adjusted returns. The strategy will be value-add, off-market acquisitions of development sites or distressed assets in need of capital and operational improvements.
